Where is the community of North Laguna Creek located?
North Laguna Creek sits in South Sacramento. It runs roughly from Calvine Road on the north to Rexleigh Drive and Jacinto Avenue on the south, with Franklin Boulevard on the west and Center Parkway on the east. It is close to both I-5 and Highway 99, which makes getting around the region easy.
Please explain the new compensation agreement.
Since the 2024 practice changes, offers of compensation to a buyer’s broker can no longer be advertised in the MLS. Instead, buyer-agent compensation is negotiated directly between the parties, and buyers sign a written buyer-broker agreement before touring a home. In California that agreement is the Buyer Representation and Broker Compensation Agreement (BRBC), required before an agent tours a home with a buyer since January 2025. A seller may still choose to offer a credit toward the buyer side of the deal as part of the negotiation, but it cannot be advertised on the MLS. These rules remain in effect: a federal appeals court affirmed the settlement in August 2026. The key is that your agreement is explicit and in writing, and I make sure you understand yours before you sign.
Is North Laguna more affordable than Elk Grove?
Generally, yes, at the typical entry points. North Laguna and North Laguna Creek offer a strong mix of condos, townhomes, and single-family homes that tend to price below comparable homes in Elk Grove, where much of the newer construction and larger lots carry a higher price tag.
